不好意思
想請問一下

我家有塊很小面積的建地(約16坪) 位於 樹林(山佳地區)都市計畫 裡面
建地前方的5m道路為私設道路,都是大家拿自己的土地來設的…聽說如果要蓋房子 要先取得鄰地的通行權比較麻煩.
由於是一塊最窄為2.5公尺的長條形土地, 加上總面積不到16坪
所以想請問一下

1) 不知道是否可以在上面蓋成透天厝呢? 還是只能當畸零地使用?
2) 如果可以蓋的話是不是按照附件都市計畫新北市施行細則 第33條
建築物簷高不得超過十四公尺，並以四層為限，建蔽率不得大於百分之六十，容積率不得大於百分之一百八十。
呢?

3)建地右邊是住家 如果不設置窗戶的話 可以只留10cm的安全距離就好了嗎?
4) 建地左邊是學校圍牆 可以緊貼圍牆蓋嗎?

想這種小坪數的透天
有設計師願意接嗎?
